Do I need a treatment system?
It depends on the size of your build, the landscape limitations on your property, and what is more economical for you. If you have a property with a high volume of sewage generation, and limited acreage for a septic system envelope it is likely we will have to look at installing an advanced treatment system. It may be reasonable to install advanced treatment systems on island properties where it is difficult to barge large volumes of septic sands. If the only site on the property that can accommodate a septic system has extensive bedrock exposure and thin soils, a treatment system is the way to go.
Do I need a sewage pump?
I will always be upfront about this - you are on the Canadian Shield - this means thin soils, potential steep slopes, and sensitive lakes. I care about water quality - the further from the lake the system can be, the better. This likely means a pump is integral to the system. This allows for a greater opportunity for the native soils to filter the wastewater before it reaches the water table and surface waters. As well, when sewage is pumped to a leaching bed located in a forested area of your property, the surrounding trees are the ultimate buffers for the lake.
Which type of septic system is best?
There is no right answer to this question. The Ontario Building Code was formulated in a way where all of the minimum requirements for septic systems will allow for adequate treatment of sewage. With that said, over my years as an inspector I have seen which scenarios work best and which types of systems are not worth the cost. I will only create designs that are meant to last for years to come and have been proven to do so.
When do I need to replace my septic system?
It depends on the type of system, frequency of use, and any future developments you are planning. Generally, standard leaching beds last from 20-30 years. Treatment systems require annual maintenance so you will always be in the loop. Systems used by two people seasonally versus systems used by a rental with a capacity of 8 people will have very different lifespans. If you are adding fixtures, bedrooms, or livable floor area to your property you may need to upgrade to accommodate the increase in capacity.
How frequently does my septic tank need to be pumped out?
Firstly, yes - the tank does need to be pumped. There is no scenario where you can get away with never pumping the tank. It is important to pump to ensure the solids do not build up and make their way into the leaching bed; this can lead to clogging of the pipes and even system failure. It is important to note that there is such a thing as pumping the septic tank too frequently. If the tank is consistently pumped before bacteria has a chance to establish and find its equilibrium in the tank, the sewage can become sterile. I recommend creating a pumping schedule with your sewage hauler that suits your usage. There are many licensed sewage haulers in the area that are full of knowledge.
How frequently should my system be inspected?
It is required that all advanced treatment systems are inspected annually. Municipalities in the area continue to establish mandatory inspection schedules. For your peace of mind, I recommend having a walk around all system components at a minimum, twice a year. Please see below for more great resources.
